Some common questions related to custom home building.

  • While our team is licensed to build and remodel throughout the state of Florida, our work is concentrated in the Sarasota-Bradenton area, specifically in coastal areas and on barrier islands such as Siesta Key, Longboat Key, Casey Key, Lido Key and Anna Maria Island.

  • BW Saba specializes in the new construction and large-scale renovations of coastal luxury custom homes. Our services include, but are not limited to, pre-construction design consultation and collaboration, estimating, permitting, and complete construction project management and supervision. Due to the number of resources and dedicated focus it takes on each of our custom home projects, our business model does not support small renovations or small new home projects.

  • As custom home builders we stay in our lane and let talented Architects and designers create the plans for your dream home, while we focus on constructing the quality home they design for you. Therefore, we do not have any in-house architects or designers. We do, however, encourage you bring us on board during plan design so we can collaborate with your Architect and designer, should they have questions or concerns. We are also happy to provide some recommendations for Architects and Designers we feel might be a good fit for your project based on scope and style. We do recommend interviewing several architects and designers to ensure the best fit for your needs and personality.

  • BW Saba works with Architects around the country and we welcome all new collaborations. If you have completed your plans and are searching for a builder, we are happy to provide an estimate. However, we do require a preliminary services agreement in order to proceed with any estimate, as the process is very comprehensive and time consuming, often requiring 100 man hours or more. The preliminary services agreement essentially says if we complete an estimate and you choose not to build with us, we are due compensation for our time and expenses to date. Once we are part of the team, we can provide invaluable assistance working with the design team to value engineer the project, should that be needed to meet a client’s financial goal. Due to the extensive investment in time associated with highly custom work, BW Saba does not bid against other builders.

  • Absolutely. Please come meet our team. We encourage an initial phone call, Zoom call, or in-person meeting at no cost to you and as part of the process to ensure we are a good fit for your building needs.

  • BW Saba has crafted homes from Casey Key to North Longboat Key. Because privacy is essential for most of our clientele, we do not give out addresses for homes we have built. That said, we encourage you to see the “Completed Work” section on our website and after our initial meeting, if you are still interested in seeing our work in person, we are happy to arrange a walk-through of one of our completed homes.

  • Due to the highly custom nature of each of our projects, there is no standard per square cost for the homes we build. We can say the average square foot price for newly-built custom luxury homes we’ve built in recent years has ranged from $700 to over $1,000 per square foot, based upon air conditioned living space. It is impossible to assign any kind of average cost per square foot for remodeled homes. Cost per square foot is heavily influenced by flood zone-dependent structural requirements, building layout and extent of outdoor living area, client selections for finishes, and of course, market volatility and materials pricing.

  • Due to the unique nature of each project, there is not a standard amount of time it takes to complete a project. The design process alone can take anywhere from 6 months to 2 years before we can even break ground. Our project timeline for actual construction ranges from 6 months to a year and a half for renovations and 2-3 years for complicated new builds.

  • One of the benefits of working with a truly custom home builder is the flexibility to make changes during active construction. Most change requests are minor and very easy to implement. Others, while doable, can be costly depending on the phase of construction and scope of the change. We always work with clients to value engineer possible changes but ultimately can accommodate changes until the very end of a project and beyond.
